A once competitive feature, pet-friendly accommodation in multi-family housing is now seen as a must, especially with an increase in pet ownership among younger generations. 73% of millennial own a pet [3] and now represent 35% of pet ownership in the United States, making them the largest pet-owning generation! [4]
It is now a competitive disadvantage to not allow pets. [5]
Buildings are not only allowing pets in rental units, but now offer amenities such as dog washing stations, dog runs, dog spas and even dog walking services. These additional features that cater to your furry friends are not necessarily increasing cost, but instead are replacing outdated amenities while differentiating themselves from other buildings.
In addition to being cheaper to construct than other amenities like pools or spas, dog runs and parks are more flexible, allowing developers to be more space-conscious, often designing dog-friendly areas in parking garages or on roofs. [6]
While touring urban homes in Chicago, Madison and Denver, all of the buildings we visited were pet-friendly. The extent to which they catered to their four-legged residents varied, though. Some buildings truly emphasized their desire to welcome animals, going as far as offering pet treats at the concierge desk or providing a dog wash station promoting resident engagement. As pet ownership continues to rise among generations entering the rental market, urban homes must cater to this demographic.
